What Counts as a Plumbing Emergency
If you're not sure, call. We'd rather you call early than wait while damage gets worse. Common emergencies:
- Burst pipe / active flooding. Water spraying or pouring into the house.
- Sewage backing up into the home. Especially when multiple drains are affected.
- No water in the house. Loss of supply you can't trace to the meter.
- Water heater leaking from the tank. Active leak, water spreading.
- Major leak above a finished ceiling. Water pooling on drywall above living space.
- Frozen pipes that have started leaking after thawing.
- Sump pump failed during a storm with rising water in the crawlspace or basement.
- No hot water in winter when the day is freezing.
- Smell of natural gas in the home. Leave the building first, call your gas utility, then call us.
What to Do First
- Burst pipe / flooding: Shut off your main water valve. It's typically near the meter or where water enters the home. Then call us.
- Sewage backup: Stop running water in the house. Avoid contact with the sewage. Call us.
- Water heater leak: Shut off the water supply to the heater (the cold-side shutoff at the top of the tank). Shut off gas or electric to the unit. Call us.
- Frozen pipe still intact: Don't apply open flame. Use heat tape, a hair dryer, or warm towels. If it's already burst, shut off the main first.
- Gas smell: Get out. Don't flip switches or use phones inside. Call your gas utility's emergency line. Once safe, call us.
How Andy's Handles Emergency Calls
Regular service hours are Monday through Friday, 8 AM to 5 PM. During business hours, a real person answers your call or text. We give you a likely cause, talk you through immediate steps to limit damage, and dispatch the next available plumber from our team.
After-hours availability may be offered on an on-call basis when staffing allows. If after-hours service is available, we quote the work before starting and do not add a separate emergency upcharge. After-hours calls may be handled by an on-call plumber from Andy's team, who may not be the same plumber who has been to your home before. Either way, we have records on your home so the plumber arrives knowing your plumbing layout.
Why "No Emergency Upcharges"
Most plumbing companies charge premium rates for emergencies, after-hours, and weekends. Andy's does not. If after-hours coverage is available, we do not add a separate emergency upcharge. Pierce and South King County weather hands out plumbing emergencies with no regard for business hours, and we don't believe a burst pipe should cost double.
This is part of the no-surprise-fees promise. The math is told to you up front before any work begins.
Free Estimates Apply Even on Emergencies
If we come out and you decide not to do the work with us — even on an emergency call — you don't pay anything for us showing up. Free estimate means free, every time.
What We Handle in an Emergency Call
- Stop the damage. Locate the source, shut off water or gas, stabilize the situation.
- Diagnose. Identify what failed and what needs to happen.
- Quote the repair. Flat-rate, told to you before any further work.
- Repair on the spot when possible. Burst pipe section replacement, sewer cabling, water heater shutoff and isolation, leak containment.
- Schedule follow-up if needed. Some emergency calls stabilize the situation, then return for the full repair (e.g., we stop the leak today, replace the failed line section tomorrow when parts are available).
