  • Tenant-friendly scheduling — we coordinate directly with the tenant when you want us to, and keep you in the loop either way.
  • Your portal, no problem — if your company uses a vendor portal (AppFolio, Buildium, or your own packet), we'll complete your onboarding requirements. We do it all the time.

The number one thing that slows down a same-day dispatch is us not knowing who you are — who authorizes work, who pays the invoice, and what your rules are. One-time setup fixes that permanently:

Vendor Setup — What We Need From You (One Time)

  • Company name, office phone, and billing address
  • Point of contact for work authorization (name, direct phone, email)
  • Point of contact for billing / accounts payable (if different)
  • Your NTE limit (the amount we can proceed to without a call)
  • Payment terms you work on (due on receipt, net 15, net 30)
  • How you want tenant scheduling handled (we contact tenant directly / through your office)
  • Your vendor packet or portal invite, if you use one — we'll complete it

What We Provide at Onboarding

  • W-9 — provided directly to your office during setup. We don't post tax documents publicly, and neither should any vendor you work with.
  • Certificate of insurance (COI) — issued to your company on request, including additional-insured where your agreement requires it.
  • License and bond info — current Washington credentials, verifiable at L&I.
  • Completed versions of your vendor forms, portal profiles, and compliance packets.
Why verification goes both ways: we confirm new management companies are legitimate before first dispatch (a real office, a real portfolio, a callback number that answers) — the same diligence you apply to vendors. It protects your tenants and our schedule, and it takes one phone call.

What We Handle for Rentals

Everything on our services list — the high-frequency rental calls are water heaters, drain clearing ($83 at an accessible clean-out), toilet repairs, disposals, leaks, and hose bibs. Multi-unit residential buildings up to three stories are within our licensed scope.
