Acceptance
By using this website or scheduling service with Andy's Plumbing & Drain, you agree to these terms. If you do not agree, do not use the site or schedule service.
Service Area
Andy's Plumbing & Drain provides residential plumbing service across Pierce County, South King County, parts of Thurston County, and parts of Kitsap County in Washington State. Specific cities are listed on our Service Areas page. We may decline service outside our regular routing.
Estimates and Pricing
- Estimates are free in our service area. We come to your home, look at the actual work, and provide a flat-rate quote before any work begins.
- Quoted prices are valid for the scope described in the estimate. If we open a wall, slab, or fixture and find a different problem than expected, we stop, show you, and re-quote before continuing.
- Final price may differ from the estimate only if the scope changes and we have re-quoted in advance.
- Payment is due on completion unless otherwise written into the agreement.
No Trip Charge / No Emergency Upcharge
Inside our service area, we do not charge a trip fee for estimates. We do not add a separate emergency upcharge if after-hours service is available. Time of day does not change the flat-rate quote.
Scope
Andy's is a plumbing company. The following are NOT included in standard plumbing scopes unless specifically written into the agreement:
- Drywall repair, texture, or paint
- Tile repair, grout, or finish work
- Carpentry, subfloor, or framing repair
- Electrical work (switches, outlets, dedicated circuits)
- Gas appliance assembly, manufacturer setup, or generator commissioning
- Foundation waterproofing, drainage design, vapor barrier replacement, mold remediation, or crawlspace restoration
- Sod, landscaping, hardscape, asphalt, concrete, or irrigation restoration after excavation work (basic backfill is included)
If your job requires any of these, we tell you up front so you can plan separately for them.
Customer-Supplied Fixtures and Materials
You are welcome to supply fixtures (faucets, toilets, disposals, etc.) for us to install. We warranty our installation and labor. We do not warranty the customer-supplied product itself. If a supplied product is defective, missing parts, the wrong size, or incompatible with the existing plumbing, additional parts or a replacement may be required at additional cost.
Warranty
Andy's warrants our workmanship for a period defined in the work order. Manufacturer warranties on parts we supply pass through to you. Warranty does not cover:
- Damage caused by misuse, abuse, or freezing
- Damage caused by other contractors or subsequent work
- Pre-existing conditions outside our scope of repair
- Acts of nature, including floods, earthquakes, and storms
Permits and Inspections
When a job requires a permit (gas line work, water heater replacement in some jurisdictions, sewer line work, etc.), Andy's pulls the permit and schedules the inspection. Permit fees are included in the quote unless otherwise noted.
Cancellations and Rescheduling
We ask for as much notice as possible if you need to reschedule. Repeated late cancellations may result in scheduling priority adjustments.

By providing your phone number, you agree to receive service-related texts from Andy's. Reply STOP to opt out. See our Privacy Policy for details.
Limitation of Liability
To the extent permitted by Washington State law, Andy's liability is limited to the amount paid for the specific service in question. Andy's is not liable for incidental, consequential, or indirect damages arising from plumbing work, except as required by law.
Disputes
Any disputes will be governed by the laws of Washington State. We encourage customers to contact us first to resolve any concerns directly.
Updates
These terms may be updated. The current version is always posted at this URL with a revision date.
