A lot of Bonney Lake homes went up in tight construction windows. The water heaters installed in them age on roughly the same clock, so neighbors on the same street tend to face the same decision in the same year. Add hard water, and it is worth thinking through the choices before the tank gives out.
Where your house fits
Bonney Lake has a few distinct pockets. Much of the city is 1990s and early 2000s housing, where original water heaters, softeners, and supply manifolds are at first-replacement age. Tehaleh and Sky Island are newer, and their early phases are approaching 15 to 20 years, so fixtures and some appliances are starting to turn over. Older pockets near Allan Yorke and downtown have a different mix, including galvanized supply and original cast-iron drains. Where you live changes what we look for when we pull the old heater out.
What hard water does
The plateau's water runs hard, and the effects show up in predictable places. Showerheads scale up. Toilet fill valves crust over. Tank heaters collect mineral buildup, and tankless units lose efficiency as their heat exchangers scale. The practical effect is that a heater in Bonney Lake works harder than the same model would with softer water. For more on regional water, see our guide to Pierce County water quality.
Three paths for an aging heater
1. Keep it and maintain it
If the tank is not leaking and hot water is steady, you can keep it running while you plan. Flushing and an inspection catch problems early. Our water heater maintenance page describes the service. This is a stopgap for a unit that is original to a 1990s home, not a long-term plan.
2. Replace with a new tank
This is the simplest path for most closets. It keeps the layout and the same type of equipment. In a hard-water area, ask about water treatment alongside the new tank. See our water heater service and the Bonney Lake water heater page.
3. Move to tankless
Tankless can make sense in the right house. The condition is that it needs routine descaling. A tankless unit that skips annual descaling in hard water loses efficiency, so if you choose one, plan the upkeep from day one. Read how a tankless water heater works and compare with tank versus tankless before deciding. Details are on our tankless page and the Bonney Lake tankless page. We install Bradford White, Navien, Rheem, Rinnai, and Ruud.
Side-by-side
| Option | Best for | Hard-water consideration |
|---|---|---|
| Maintain existing tank | Working unit, short horizon | Flush to limit buildup |
| New tank | Simple closet swap | Consider water treatment |
| Tankless | Owners who will keep up descaling | Annual descaling is essential |
Check the softener too
Original softeners from the same era are also reaching the end of their life. If your hard-water protection stopped working years ago and you did not notice, scale may have been building on your fixtures and heater the whole time. When we replace a heater, we look at the whole water-side setup, not just the tank. For deeper treatment questions, see water quality and filtration.
City contacts
Water in Bonney Lake is run by the City's Public Works Water Division, and the City Permit Center is the office for permits. The City's permit information requires a Permit Center permit for side sewer work but does not spell out a rule for water heaters, so ask the Permit Center directly about your swap.
What a swap day looks like
We shut off water and power or gas to the old unit, drain it, disconnect it, and set the new one in place. Then we reconnect supply, check venting and shutoffs, fill, test for leaks, and walk you through the controls. We also tell you what we saw during the swap, including anything worth watching, like scale on the old connections or a shutoff that did not close.
Timing it right
If your heater is original to a house built in the 1990s or early 2000s, put it on the calendar now. Replace it on a weekday of your choosing rather than when it floods. Call (253) 386-5365 or start with the instant estimate page. If you have a leak right now, see our Bonney Lake emergency plumbing page.
